New Build Houses

These can be in the form of a single building plot or a small to medium sized housing development.

We will work closely with you to produce a design that reflects all aspects of the brief and will endeavour to provide you with the Home of your dreams.

Our knowledge of the Planning process will enable you to gain the best possible opportunity of obtaining Planning Permission for your project. We will also ensure that your home meets the required standards for carbon emission rating and sustainability.

We can provide a full design package for your Self-Build project or complete to a level of detail suitable for submission to an approved Contractor for a detailed breakdown of costs.

Remodeling / Internal alterations of existing properties

In circumstances where it is more cost effective to remain in your current dwelling and where there is not the availability to move within your area, we can help you to adapt and redesign your existing property to create the space to suit your family’s needs.

This can be in the form of simple structural alterations to add rooms or create open plan areas, or to adapt existing roof spaces to create additional bedrooms and bathrooms.

House Extensions

These can be in the form of Single storey Side or Rear Extensions, a First floor Extension above an existing garage, or a full Two storey Extension to provide the required accommodation for your extended family or just to increase the size of your existing rooms and maybe provide you with a
suitable room for home working.

We can provide you with advice on the best and most cost-effective solution to extending your home, which can often add value to the property to give you a return on your investment.

Loft & Garage Conversions

Utilising your existing attic space can often be the best option when considering how to add more rooms to your property. We can provide you with a design which either works withing the existing roof void, or we
can add dormer windows, or increase the height and volume by raising the ridge height where possible. Rooms in the roof are able to be insulated to a high standard and provide much more natural light than conventional rooms.

Garage conversions also provide a simple solution to modern needs, particularly since Home working became a necessity following the Lockdown rules during the Covid epidemic. They can also provide
you with a playroom or second Sitting room. The conversion will have to meet current insulation standards where possible and generally can be carried out under Permitted Development rules, but of course, you should also consider the loss of storage and car parking.

Outbuildings & Stables

Many properties have large gardens which could accommodate an outbuilding for various uses, but often as a home office or gymnasium. We can provide a detailed design to suit your needs, and give advice as to
whether Planning permission is required.

We have also worked on a number of schemes to provide Stable blocks with training arena/ manege, and can help you through the process with our comprehensive knowledge of the design process.

Pre-Application Advice

Change of Use of Properties

This can often include conversion of a building to a different use, including from Commercial to Residential use.

Planning rules have been simplified over the past few years, to allow more use changes without the need for Planning permission. Our designs will enable you to assess the viability of your proposal, and we can then provide detailed proposals for the conversion.

Heritage Statements

These are provided to assist with the submission of a proposal relating to a dwelling in a Conservation Area.

Commercial Extensions & Conversions

These can include Shop conversions and changes of use, Factory & Commercial extensions to increase Floor space or provide ancillary uses, and also Property conversions for the Care Sector.

Houses of Multiple Occupancy – HMO’s

Conversion of existing Dwellings or Commercial properties into Bedroom Accommodation with Shared Facilities such as Kitchens, Bathrooms and Communal Lounge.

A HMO may be defined as such if at least 3 Tenants live there forming more than one household and share the facilities.

A Mandatory License will be required if the property is occupied by 5 or more people and those people form two or more households.

The Layout and Room sizes will need to meet the Regulatory Authority Standards as well as meeting Current Building Regulations for Fire Safety etc.

Feasibility Studies

Before any Client embarks on the purchase of Property or Land, we can carry out a thorough Feasibility Study and provide initial Sketch Designs to give an insight into the potential for development that meets your Budget requirements.

Conservation & Listed Building Consent

Properties in Conservation areas and Historic buildings will require special consent from the Planning Authorities. We can assist with the design process and, in some circumstances, will work in conjunction with a specialist consultant for the Planning application submission.

Design & Access Statements

D + A Statements are a required by the Local Planning Authority for certain Planning applications and must be in a format to meet the guidelines of the Council checklist for submissions.

Apartment schemes

We have many years’ experience in the design of Apartment schemes – these can be conversions of existing buildings or new build blocks for housing developers. We will work closely with Clients and Local Authority Planning to provide an attractive and cost effective scheme.

Legal and License Plans

If you are a Business Owner you may need to show Plans to the Councils or the Land Registry which indicate the outline of their premises that are affected by a change of use or addition of a new service. This particularly affects the hospitality and catering sector, shop owners who sell or want to sell alcohol, restauranteurs, take-aways and
late-night food outlets.

We produce lease and licence plans that clearly illustrate the Proposal meets the requirement in terms of health and safety equipment and customer amenities including fire equipment and toilet facilities.

Pre-Application Advice

In relation to a Feasibility Study, we will also undertake to submit an Enquiry to the Local Authority Planning Department for Pre-application Advice. This would be a simplified application containing a Brief description with basic sketch plans which will allow the Planning Officer to provide a Report giving their assessment of the Proposal which will outline any potential issues and give recommendations for any forthcoming Planning Application.
